  • At Schédio, we strive for transparency and open communication with our clients. While we cannot start work on your home immediately, we discuss estimated timelines during our initial consultation. Factors such as strata approval (if applicable), permit issuance by the city, and the order of projects in our queue impact the start date. Please email us at hello@schediospaces.com if you need clarification on the estimated start date.

    Please note that we operate on a first come, first served basis, and project timelines can vary. We make every effort to adhere to the schedule, but it's important to understand that timelines may change due to project dynamics. Rest assured, we will keep you informed and well-prepared for any adjustments that may arise.

  • Once you have approved the design and finishes for your project, we will provide you with an estimated budget breakdown. This breakdown outlines the costs associated with different aspects and phases of the project, giving you a clear understanding of the expenses involved. It helps you make informed decisions about the scope of your project based on your budget.

    Please note that the estimated budget breakdown is not a final quote but a preliminary estimate. The construction industry has experienced fluctuations in pricing and availability in recent years. While we strives to provide accurate estimates based on current market values, these values are subject to change over time. Rest assured, we will keep you informed of any significant changes to the estimated budget.

  • The timeline for starting your project depends on several factors. Once you review, sign, and provide the deposit for the contract, we can proceed to the next phase.

    The largest factor that influences start times is permitting. Creating the permit package typically takes 1-6 months, taking into account the scope of work (houses for example take much longer than condos), response time from the strata (if applicable), and any required consultations with other specialists, such as structural engineers or energy experts.

    After we submit the permit package, the timeline is in the hands of the City. Permit approval timing can vary significantly depending on their workload and the project's scope. Timelines also vary between different municipalities. Currently for the City of Vancouver, Condo permits are taking approximate 1 - 2 months to obtain and home permits vary widely but can be well over 4 months before getting approval.

    During the permit review period, we proactively order materials to ensure they are on hand when the permit is approved and issued.

    If there is a specific time that works particularly well for your project to start, such as during your vacation or a specific timeframe, please let us know. We will do our best to accommodate your preferences and ensure a smooth transition into the project.  It's worth noting that the permit allows up to one year from the permit issuance to begin the work, so if you need a slight delay for better timing, we can accommodate that with advanced notice.

  • Absolutely! At Schédio, we take pride in our ability to create completely custom cabinetry, including kitchens, bathroom vanities, closets, media centers, offices, and banquettes. With our in-house woodworking shop equipped with state-of-the-art machinery and a team of skilled craftsmen, we have the flexibility to tailor every detail to your specific requirements.

    Having a custom kitchen means we can work with any unique challenges your space may present, such as awkward nooks or the need to conceal plumbing or electrical elements. Which is not possible with prefab kitchens (like most builders are limited too). This ensures that not only will your kitchen be aesthetically pleasing, but it will also be optimized for maximum functionality.

  • In most cases, yes. Whenever there are structural changes, electrical or plumbing work, or alterations to walls and drywall, a permit is typically required. Even seemingly small modifications like moving a light switch or removing a non-load bearing wall typically necessitate a permit.

    At Schédio, we prioritize compliance with building regulations and ensure that all required permits are obtained. Undertaking a project without the necessary permits can lead to significant penalties and potential insurance issues. We don't take such risks, as we value the safety and peace of mind of our clients.

    Rest assured, we handle the entire permitting process on your behalf, including the preparation of technical drawings and securing any specialist reports. Your involvement is simply providing a few signatures to authorize our submission to the city. We strive to make this process easy and stress-free for you.

  • The need for professional sign-offs depends on the complexity of your project. If there are any structural changes involved, a sign-off from a structural engineer is necessary. Similarly, for new construction projects, a structural engineer's approval is required.

    In some cases, an energy consultant may be required to provide a report on your home, depending on the design. Additionally, we will coordinate with a plumber and electrician for necessary permits. Rest assured, we handle the entire process, requiring minimal involvement from you. We may occasionally need access to your home and a few signatures to facilitate the permit process on your behalf.

  • Absolutely! We document our projects through videos for social media, providing an enjoyable way to follow along. Please note these videos are not always posted in real time, so they do not accurately represent our current timeline or projectprogress. Sometimes we share them on the same day, while other times they are posted days or even months later.

    For professional photoshoots, we selectively choose specific projects based on their scope and overall aesthetic. As outlined in our contract, we reserve the right to conduct a photoshoot in your space. Typically, this occurs shortly after completion and before you occupy the space. However, the timing may be adjusted depending on lead times for soft furnishings. In some cases, we may need to return for the photoshoot after you have moved in. We strive to schedule it during a time when you are out of town to minimize disruptions to your daily activities. During the photoshoot, we may combine your furnishings with rented items as needed. Rest assured, we handle all the setup and takedown, leaving no trace behind. We also remove any obviously identifying objects from your space so your privacy is always maintained (just as with all the projects you see here, we keep our clients anonymous). The photos taken are owned by Schedio for marketing purposes, as well as for submission to design awards and publications.
